The sun's ultraviolet rays are the primary cause of asphalt degradation. UV exposure breaks down the chemical bonds in the liquid asphalt — the "glue" that holds the rocks and sand together.

How often should I sealcoat my driveway? +

Every 2–3 years is the sweet spot for most residential driveways. Heavily used or sun-exposed surfaces benefit from yearly sealing. We'll tell you honestly when you don't need it yet.

How long until I can drive or park on it? +

Walk on it in 4–6 hours. Drive and park on it after 24 hours. We'll block the driveway off for you and leave clear signage so no one tracks it before it cures.

What's the difference between sealcoating and repaving? +

Paving lays a new asphalt surface — typically $3,000–$10,000+. Sealcoating protects the surface you already have, extending its life 2–3× at a fraction of the cost. A new driveway needs to cure 6 months first, then sealcoat every 2–3 years to protect the investment.

Do you work in rain or cold weather? +

No. Sealer needs dry pavement and at least 50°F for 24 hours to cure properly. If weather turns after we've scheduled, we reschedule at no charge — a rushed job is a bad job.

Can you fix cracks and potholes too? +

Yes. Hot-rubberized crack filling is included up to a set amount on every job. Larger repairs or pothole patching are scoped and quoted separately before any work begins.

Do you offer yearly maintenance plans? +

Yes. Sign up once and we'll reach out when your property is due — no chasing us down. Commercial and HOA plans also include mid-season inspections and priority scheduling.
