Spray application covers 80–100 sq ft per gallon. Brush application provides a thicker, longer-lasting coat (50–60 sq ft/gal) and is recommended for older or weathered surfaces.

Sealcoating is a critical maintenance step for asphalt — a sacrificial wear layer that shields the pavement from environmental and chemical damage. Without it, asphalt becomes brittle, cracks, and eventually fails.
The sun's ultraviolet rays are the primary cause of asphalt degradation. UV exposure breaks down the chemical bonds in the liquid asphalt — the "glue" that holds the rocks and sand together.
